Listen for where the offer ends and its condition begins. Could leaves a proposal open, while provided that introduces something required for agreement. In return tells you what the other side is expected to give. Keep these phrases with the proposal they belong to; a polite sentence is not necessarily an unconditional promise. I'd listen to the whole exchange of terms before typing the longer sentences. Preserve the modal verbs and both parts of any condition, even when the main business idea already seems clear.
